Welcome to the first Indigo Real Estate electronic newsletter prepared to provide you with an overview of the current real estate market within Indigo and surrounds.

Beechworth Newsletter.jpg

It’s been a bumper year for real estate sales in Beechworth with an increase in the median sale price of approx. 12% to $365,000 largely due to the continued demand for entry level properties and the lack of supply. Properties up to the $400,000 mark are in strong demand and there has also been a shift in the upper ranges towards $750,000 with a significant number of buyers arriving after selling their homes in the capital cities. From our conversations with successful buyers and those still looking for their Beechworth home, the welcoming community lifestyle and local values have been a huge drawcard. With a current lack of available Beechworth homes we expect the strong demand to continue through Winter and into Spring.

Available residential and commercial rentals remain in short supply with quality three and four bedroom homes in high demand. The median residential rental price is approx. $320 per week which is an increase of 4.6% the same time last year.

Chiltern Newsletter.jpg

Chiltern real estate remains in strong demand with year on year growth of 11.4% and a median sale price of $255,000. As new families continue to discover the strong community and proximity convenience to Albury / Wodonga, Wangaratta and the Logic Centre we expect to see demand for Chiltern to continue. With our own sales in Chiltern in this past year it was great to see a good mix of new families, couples, retirees and business people joining the Chiltern community. Demand for residential and quality central commercial property remains strong for quality affordable properties.

Residential properties remain in strong demand and there are currently a number of families keen to secure a rental in Chiltern. During the past year Chiltern rental returns have increased by 5.1% to a current median rent of $250 per week.

Stanley & Wooragee

Stanley rental yields increased 5.6% with an average median weekly rent of $325. There is no available rental data for Wooragee.

Both Stanley and Wooragee properties are in strong demand and with only a low volume of sales in both villages. WIth only a small number of recorded sales in Stanley for 2016 and only 2 in Wooragee the median prices are not a true reflection of the markets. It is fair to say that small acreage properties in both Stanley and Wooragee are in demand with a number of currently active buyers

So far in 2017 we have had strong demand and enquiry for Stanley and Wooragee properties offering smaller acreage and all the benefits of privacy accompanied by strong community support.

Yackandandah Newsletter.jpg

As with all Indigo towns and villages, demand for rental properties in Yackandandah is strong with a median weekly rental of $325 which represents an increase of 4% on the previous year.

Real Estate sales and demand for property in Yackandandah remains strong with growth of approx. 15% and a median price of $420,000. There are a number of Yackandandah buyers currently active for properties up to $550,000 who are seeking a quality central home or small acreage. Demand for homes in Yackandandah is consistently strong throughout the year and as expected peaks around November – December with many buyers keen to secure their new home prior to the Christmas holidays.

Tarrawingee and Everton Upper

The median rent in Tarrawingee is $375 per week which is an increase of 3% for the same time last year. There is no available rental data for Tarrawingee and Everton Upper.

Tarrawingee and Everton Upper offers a good mix of smaller residential homes and small, medium and larger acreage properties and whilst most are tightly held those that are offered for sale attract strong interest from families and couples keen to have the lifestyle that acreage offers and the proximity to the conveniences of Wangaratta.

Consumer Affairs – Statement of Information - New Rules from 1st May 2017

With effect  from the 1st May 2017 Consumer Affairs Victoria requires all real estate agents to provide vendors and also prospective buyers with a published ‘Statement of Information’ in a prescribed format. This ‘Statement of Information’ must include three genuinely comparable sold properties as well as the agents expected selling range. This must be available to both vendors and prospective purchasers.

This new requirement appears to be the result of agents ‘under quoting’ leading up to auctions. Whilst we do not believe under quoting is an issue in our region, ‘over quoting’ to secure a listing may occur and may give vendors false hopes and expectations as to what their property may achieve. Indigo Real Estate does not engage in over quoting, nor under quoting to secure a listing, we offer honest, accurate and transparent advice to vendors and landlord.

Drone Photography and Videos

Indigo Real Estate is always on the look out for new ways to market our clients properties for sale. One of the most exciting innovations in recent years has been drone technology which our business, staff and clients have embraced. We have completed a number of drone videos and where appropriate regularly use aerial images. It would be fair to say that it is another part our service that we love delivering and seeing our clients reactions to the end product.

Mr & Mrs D are moving from Sydney and are looking for a modern architectually designed home on a generous parcel of land, very close to town, with good views and ideally the opportunity to have a horse or two.They are ready to buy now.

Mr & Mrs H are relocating from Melbourne. They are after a quality built, four bedroom, two bathroom home only a short walk to central Beechworth. They will consider properties on up to 2 acres. Budget is $650,000

Mr & Mrs J are keen to secure a smaller acreage property 20 -100 acres within 15 kilometres from Beechworth or Wangaratta. Ideally a brick home and low maintenance gardens but with established intrasture for horses and small livestock. Budget is negotiable.

Ms Z is wanting to buy her first home in Chiltern. Ideally centrally located, brick, minimum 3 bedrooms, 2 bathrooms. Budget is upto to $250,000



Mr & Ms K are looking to rent an affordable family friendly home in Beechworth close to schools and services. Budget is up to $300 per week.
