Beechworth to Yackandandah Rail Trail - Stage 1 is underway!

This week sees the commencement of work on upgrading the path along Spring Creek between Billson Street and Peach Drive in Beechworth to an all-weather surface. These works are the first part of the brand new 31km Beechworth to Yackandandah Rail Trail.

Access to the main path along the creek will be closed for a few weeks due to the above works; alternative routes will be signed.

OUR GUIDE: What is the 'Expressions of Interest' sale method?

An Expressions of Interest (E.O.I.) campaign allows vendors to use the spirit of competition to their advantage by inviting the submission of confidential offers from interested buyers. Selling via an Expressions of Interest sales campaign can be beneficial for the right property as it allows the seller to offer a broad price range, rather than advertise the property with a pre-determined price.

It is important to engage a qualified Real Estate Agent who has experience with this type of sales process. With the right Agent representing you, and for the right properties, there are many advantages to selling via an Expressions of Interest campaign.

 Some of the key elements of an Expressions of Interest sales campaign include:

-          All offers must be submitted by a fixed date.

-          The vendor is not legally bound to accept a submitted offer           

-          The vendor retains control over the selling process; they control how much money is spent on marketing by limiting the amount of time that the E.O.I. sale is to be advertised for.

-          The E.O.I. process can help identify the true market value of your property which helps vendors that don’t have a clear idea of what the property is worth, or those with a unique and incomparable property.

-          Due to the confidential and competitive nature of the bidding process, the winning tender can end up being significantly higher than other offers.

What Are Active Buyers & Tenants Currently Looking For?

Two Bedroom Units: There is current demand from both buyers and investors for one, two bedroom one bathroom units in central Beechworth.

Three - Four bedroom Homes: Chiltern is increasingly popular and in demand. There are number of active buyers looking to make Chiltern their home in the $250,000 - $400,000 price range.

Small Acreage. There is presently strong demand for small acreage properties across Indigo with good water and homes with character. A number of potential buyers have recently missed out on lifestyle properties in our region who are ready to buy now. Price range $500,000 - $900,000 for the right property.

Family Homes. All across both Yackandandah and Beechworth there are many registered buyers budgets up to $600,000 who are patiently waiting for their new family homes. Centrally located and low maintenance are the key features many identify. Three and four bedroom homes, two bathrooms.

Rental Homes: From Beechworth to Chiltern to Yackandandah and surrounds we are in urgent need of additional rental homes. There is strong demand for three and four bedroom, two bathroom homes up to $450 per week. 

Investors. Investors are still active in our region for both residential and commercial properties. Brick and iron roofed homes are the current flavour of the month, however all options will be considered.
